A Simple Water-proofing Solution in Bathroom Design

The extreme weather events so far in 2023 which have caused damage across the North Island have shown us the importance of planning for worst case scenarios — flooding and water damage to the interior of homes. It has been suggested such events will become more frequent and more severe, further stressing the importance of specifiying the best materials to cope with potential water damage.

The NZ Building Code states that specifiers must provide a watertightness warranty for all wet areas of 15 years, and the flooring contractor must supply a PS3 for waterproofing. To ensure conformance to code, a compliant waterproof membrane encapsulated by tiles is the easiest way to gain ease of permit.

Wood and water do not mix. In a flood, tiles and stone can be washed and cleaned if laid correctly and to code. Waterproofing failure in buildings comes at a huge cost and the extent of damage is often extreme. If you are a specifier in New Zealand, you will by now be aware of the Building Code Change which came into effect late last year as a result of such failures that has addressed internal moisture issues and flooring. The acceptable solution E3/AS1 for internal moisture regarding flooring in NZ, has changed and understandably timber-based flooring and a multitude of other options are no longer immediately consented in areas that are within 1.5 metres of sanitary fixtures or appliances. There are only two immediately-accepted solutions: tiles or stone over a fully compliant waterproof membrane or sheet vinyl. It is clear there is more focus on ensuring there is containment of water and protection of surrounding areas and in multi-dwelling circumstances, adjoining tenancies.

When it comes to wet areas, it is crucial and worth investing time and materials in to ensure the bathroom you design is water-tight and flooring will last through warranties, and beyond.
